Within 5 business days after you close on your home, we'll mail out your rebate check. If you prefer another form of payment, such as Zelle, Venmo, etc., that can be arranged as well.

Commission rebates are legal in all but 10 states in the US. (see map above) Even in those 10, we can still get you the same amount - it just won't be coming directly from us via a rebate check. (see the map above for further explanation) The U.S. Department of Justice (DOJ) is very much in support of commission rebates. In fact, in 2005, they sued the Kentucky Association of Realtors for not allowing them - and won! Since then, many other states have officially legalized them.

Your guess is as good as ours, which is that they're too stingy and don't want to part with their commission. And if they keep the consumer in the dark that rebates even exist, they don't have to. We're doing our best to get the word out and change that!

That may have been the intention, but in practice, and in our observation, it's only made it more expensive for sellers. Most buyers are still asking the seller to pay their commission, but now it's very frequently 3%, since that's what most buyer agents are aiming to have their buyers sign up for. 

This is extremely rare, but if they won't budge, you'll be responsible to pay your own agent's commission. We recommend playing hard ball and telling the seller if they don't pay it, you'll just move onto the next home, where the seller will pay it.

Ah... the million dollar question! (or at least a few thousand) Agents accept referrals from other agents every day. It's an industry standard practice. We are giving you back the majority of that very referral fee as a commission rebate. 

Yes!!! We definitely encourage you to do this! You may find the agent will list your home for less than 3%. That negotiation is between you and the agent. The great news is that we'll still give you a commission rebate on top of that! If you're purchasing a home, the seller will most likely cover the commission you owe your agent anyway, so there's no need to negotiating that much, unless the seller won't cover the full amount.

Great question! We recommend the shortest term the agent is willing to agree to. A month... a week... heck, even a day wouldn't be a bad idea. There's no guarantee you'll like them. You can always tell them you'll be happy to extend the buyer agent agreement based on their performance. If they do a great job and you click with them, you can extend for whatever term you're comfortable with. Ideally, an agent will want at least a few months. The point is, it's negotiable between you and the agent. If you get them to agree to a 1 week "trial" term, then if you don't like them, you're free to come back to us and have us refer you to someone else. Remember, we can even refer you to up to 3 agents right off the bat, so you can interview them all and then decide which one you like the best.
